We’ve looked at many of the benefits of Eden Caribe for investors – an exciting growing economy; a gorgeous location that will appeal to luxury travellers, ecotourists and wealthy yacht-owners; perfect timing in the area’s investment cycle. So how much will it cost to get involved? There’s great news here as well – entry is affordable and there are excellent finance options available.

Responsible investment – high returns
The timing of this development could not be better, in terms of the coming boom in ecotourism. The recent annual International Luxury Travel Market was dominated by talk of the trend for responsible tourism. Delegates noted that there has been a huge shift in awareness among holidaymakers aware that poorly planned tourism can harm both local and global ecosystems. Meanwhile the World Travel Market report at the end of last year also noted the growing trends for “slow tourism” and “ethical relaxation”.

Affordable entry prices
These beautiful units start from just €108,000, a remarkable price for the size of the apartments and their exceptional level of quality, and even more remarkable when compared to prices elsewhere in the region. Cash Purchasers and Cashback offer

For those wishing to use cash or there own alternative financing options to purchase, there is a stage payment process that requires:


40% deposit

40% at completion

Non-status financing and a cash-positive investment
It gets better though. The developer is offering 60% non-status financing. This means that all buyers are guaranteed finance. The deposit is all you need. You will then be lent the rest of the money, to be repaid at 7% fixed over 15 years. The really fantastic news though is that the rental guarantee will cover all your developer mortgage and service charges, leaving the investment cash neutral and the owner with 4 months of personal use available. If you place the property in the rental pool you can expect to make more income than the repayment costs. That is, owning an Eden Caribe unit is a cash-positive investment: it funds itself. You can simply sit back and enjoy the capital growth (and of course, enjoy holidays in your own, beautiful tropical retreat).

Extra costs
As with any property purchase, there will be sundry minor additional costs, such as currency transfer fees and legal costs. Also for investors seeking the non status financing there will be a 4000 Euro arrangement fee. Investment opportunity
With the many strong investment incentives we’ve already looked at in this brochure, in terms of excellent projected returns, low entry prices and optimum timing in a booming market, you’d expect some risk. Of course, there is some risk with any investment and this is no exception – but with Eden Caribe, the risks are to a large extent minimised by the stunning rental guarantee. In exchange for the use of the property for eight months a year in the off season, the developer guarantees you a rental return of up to 15% gross of the purchase price for the first two years. At the end of two years it is expected that you’ll have the option to renew. You’ll agree a new rate with the developer then which, if growth is as strong as predicted, could be even better than the initial two-year agreement.

That’s up to 15% gross for cash purchasers (approximately 12.6% net*) and up to 8.8% net (possibly more) for finance purchasers. You need do nothing; the developer will take care of renting out and managing your apartment. It’s a hands-off investment.

Repayment mortgage, short term – great leveraging possibilities
What makes the self-funding aspect of Eden Caribe even more exciting is that it is a repayment mortgage, as opposed to interest-only. And it is over a relatively short 15-year term. So with the monthly repayments being taken care of by the rental guarantee, by the time you come to sell you will be a long way towards owning the property outright. You will then be able to profit from the very high predicted capital growth. You will be leveraging your 40% down-payment and are likely to be looking at a return worth far more than your initial investment.


Solid Capital Growth – but no capital gains tax
Aside from your rental income, your main interest as an investor will be in capital growth. For the DR in general and the south-west in particular, growth forecasts are excellent, especially in the luxury tourism market. We’ve already seen how factors such as the planned marina, proximity to the airport and government tourism initiatives should push prices up considerably. And when you come to sell and benefit from this growth, it’s good to know that you won’t have to worry about capital gains tax – as a result of one of the government’s foreigner-friendly initiatives to encourage investment drive the market, you’ll be exempt for 10 years.

Four Months Personal Use (with Rental Guarantee)
So, your property will be rented out for eight months a year at up to an impressive, guaranteed 15% of its value, making this a self-funding deal. What of the other four months a year? You have three options, all very appealing.

You may wish to use it for your own holidays for yourself, family or friends, enjoying the luxury facilities, sunshine and low cost of living.
You may wish to rent it privately – and as we’ve already seen in the sections of this brochure on growing DR luxury tourism and the area’s economic development, this would be likely to prove rather profitable.
Of if you prefer, you can place your property in the rental pool and allow the resort’s boutique hotel to rent out your apartment to its guests for a 25% commission.

Rental Pool
The rental pool will be available to all investors all year round if they choose. It will be calculated on a monthly basis based on period the property is available to the rental pool. Personal use will exclude property from the rental pool. A management fee of a very reasonable 25% of rental income will apply. A generous 75% will go owner.

Rental rates are expected to be very good, and you could see very strong returns from this. For example, we anticipate that occupancy will be very high, year round; but even at just 30% occupancy, based on 67 Euro per night ($100 per night per unit) you would still see rental returns of some €1,785 p.a. A useful income on the side, and don’t forget, this is on top of your already guaranteed rental income for the rest of the year. And remember 30% is very conservative. Occupancy rates over 50% are expected

Exit strategy
With all the benefits of owning a unit in Eden Caribe, you may not be looking for an exit in a hurry. After all, you’ll be earning guaranteed rental income and enjoying luxury holidays in the one of the most beautiful spots in the world. However, market conditions should create a very favourable climate for when you do decide to sell.
Capital growth is expected to flourish. We’ve covered the reasons elsewhere in this brochure, but to summarise:

Tourism for the DR is the highest in the Caribbean and is growing year-on-year; this is expected to continue and even accelerate.

There are no developments of this quality in the area, so there will be a very limited supply to cater for a wide, growing demand.
 
The planned marina would push up prices dramatically upon completion – indeed, probably even before completion. As well as increasing the area’s prestige and augmenting its amenities, it will be the only super-yacht mooring facility in the country, so can tap into the enormous existing demand created by the shortage of mooring options in the Caribbean. This will bring the high-net-worth yachting fraternity right to your door. Again, the supply/demand ratio is very much in your favour.
 
Government infrastructure improvements and tourism initiatives are attracting more and more visitors, including wealthy retirees from the US and luxury tourists from Europe.
Demand created by the boom in ecotourism will drive up prices in exclusive, high-quality eco-resorts such as this, especially as it is located in an area of outstanding biodiversity.

The Caribbean is generally quite expensive for high-end property. But the DR is still very affordable at the moment, so getting in now means you’ll likely see great returns as prices rise in line with the region.

Capital growth has been around 20% p.a. for the last five years. Expert analysts, including the Wall Street Journal, say that this growth is more than sustainable; they forecast that it should not only continue but could substantially increase.

Your exit strategy will likely be to sell on to the luxury tourism or ecotourism market. This may mean, for instance, a yacht-owner, a retiree, a holidaymaker or another investor. You will be in the favourable position of having demand from several distinct markets.

As you will have been leveraging the 40% deposit, your returns will be magnified (that is, you’ll be benefiting from the capital growth of the full purchase price despite having paid only 40% down). You should be able to sell profitably at any time, but if you choose to hang on to your property then after 15 years you’ll have paid off the mortgage you’ll own the unit outright and so will enjoy all the profits from its escalation in value. And if you sell within 10 years, you won’t even need to pay any capital gains tax.
